Every spring in Las Cruces and El Paso, the same ritual plays out on rooftops across the Borderland: somebody climbs a ladder with a garden hose, a screwdriver, and a vague memory of how the swamp cooler looked when they buttoned it up in October. If that somebody is you, this guide is your checklist. If it’s not you yet — you just bought your first house with an evaporative cooler on the roof — welcome. It’s a wonderfully simple machine, and it will absolutely fall apart on you if you ignore it.
Here’s the honest version: a swamp cooler is cheap to run and cheap to fix, but it is not a set-it-and-forget-it appliance like refrigerated air. It’s more like a garden. It needs attention twice a year at minimum, and a little care in between. Skip that, and you’ll be sweating through a 100-degree June afternoon waiting on a service call, along with half the neighborhood.
Why Borderland Coolers Need More Love Than Most
Two local villains conspire against your cooler: desert dust and hard water. The dust part is obvious to anyone who’s watched a spring wind event roll a brown wall across the Mesilla Valley — all of that ends up in your cooler pads, because filtering air through wet pads is literally the machine’s job. The hard water part is sneakier. Water in this region carries a heavy load of dissolved minerals, and an evaporative cooler is essentially a mineral-concentrating device: the water evaporates, the minerals stay behind. That’s the white crust you see on the pads, the louvers, and eventually the pump and float. Scale chokes airflow, corrodes the pan, and kills pumps early. You can’t change the dust or the water. You can only out-maintain them.
Spring Startup Checklist
Do this before the first hot spell — ideally April, realistically the first week the forecast shows 90s. Kill power to the unit at the disconnect before you open anything.
- Replace the pads. New pads every spring, full stop. Aspen pads are cheap and cool well; rigid media pads last longer but still need inspection. If last year’s pads are crusted white or smell like a wet dog, that’s your answer.
- Clean the pan and reservoir. Scrape out scale and sediment, rinse thoroughly, and check for rust-through. A coat of cooler-pan sealant on a sound pan buys you years.
- Check the float valve. Reconnect the water line, turn on the supply, and confirm the float shuts the water off at the right level — high enough to feed the pump, low enough that it isn’t dribbling down your stucco.
- Test the pump. Run it and confirm water is actually reaching all the pads evenly through the distribution troughs. Dry streaks on a pad mean a clogged trough or tired pump.
- Inspect and tension the belt. Look for cracks and glazing; press it midspan — it should deflect a little, not flop. Oil the blower bearings if your unit has oil ports.
- Set up the bleed-off. A bleed-off line or purge pump constantly discards a little mineral-heavy water so the reservoir doesn’t turn into brine. In our water, running without one is asking for scale. Make sure it drains somewhere harmless — a thirsty tree is a popular choice.
- Open the duct dampers. Pull the winter covers or boards off the ceiling vents and open any dampers so the cooler can actually push air into the house — and remember to crack windows when it runs. A swamp cooler needs an exit path for air.
Mid-Season Care (Yes, There’s Homework in July)
Once a month or so during cooling season, take ten minutes: glance at the pads for scale and dry spots, confirm the bleed-off is still flowing, and listen for belt squeal or bearing grumble. After a big dust storm, rinse the pads down. During monsoon season — roughly mid-June through September — the cooler struggles anyway, because evaporative cooling and humid air are natural enemies; keep the pads clean so it can wring out every degree it’s capable of. Fall Winterization: Don’t Skip This Part
When nighttime lows start flirting with freezing — usually sometime in the fall, and yes, the Borderland does freeze — put the cooler to bed properly:
- Shut off and drain the water line. Close the supply valve, then drain the line completely. A water line left charged through a hard freeze splits, and you’ll discover it in April as a rooftop fountain.
- Drain the pan. Pull the drain plug or overflow tube and let the reservoir empty. Standing water over winter breeds rust and mosquitoes, in that order.
- Disconnect power at the switch or disconnect so nobody accidentally runs the pump dry in January.
- Cover the unit. A fitted cooler cover keeps dust, rain, and pigeons out of the cabinet. Cinch it so spring winds don’t turn it into a kite.
- Close the damper. Block the duct opening from inside — a damper, a cooler pillow, or a cut piece of foam board. Otherwise your furnace spends all winter heating the underside of a metal box on the roof.
DIY or Call a Pro?
Pads, pan cleaning, float adjustment, belt swaps, and winterization are honest DIY territory for anyone comfortable on a ladder — and plenty of Borderland homeowners have done it for decades. Call an HVAC pro when the job involves electrical work (motor replacement, wiring, thermostat controls), when the pan or cabinet is rusting through, when the blower bearings are shot, or when you’d simply rather not be on a roof in June — which is a legitimate position. A seasonal startup/shutdown service contract is a reasonable buy if ladders aren’t your thing.
